1) Rental Period

The rental period runs from the agreed start date to the end date, as confirmed in

3) Non-smoking

Smoking is not permitted inside the property.

4) Number of Guests

The property accommodates a maximum of 4 adults.

The top bunk bed is suitable only for children up to 12 years old.

Use of the property by more guests than stated in the booking is not allowed and

may result in termination of the rental agreement without refund.

5) Family Use

This home is intended for families. It is located in a quiet residential area – please

be considerate of the surroundings.

Quiet hours: between 10:00 PM and 8:00 AM.

6) Minimum / Maximum Stay

A maximum stay duration may apply.

For bookings that, in our opinion, deviate from normal recreational use, we

reserve the right to cancel the reservation.

In such cases, any payment made will be fully refunded.

We also reserve the right to make adjustments to existing bookings.

7) Payment Terms

The payment terms are stated in your booking confirmation:

Deposit: 50% upon reservation

Remaining balance: 50% due no later than four weeks before arrival

Short-term bookings: the full amount must be paid before the arrival date.

If payment is not received on time, we reserve the right to cancel your booking.8) Cancellation Policy (by Guest)

Up to 4 weeks before arrival: free cancellation

Within 4 weeks: 50% of the total amount due

Within 2 weeks: 75% of the total amount due

Within 1 week or no-show: 100% of the total amount due

9) Cancellation by the Host

If unforeseen circumstances prevent us from providing your accommodation, we

will do our best to offer an equivalent alternative.

If you decline this alternative, any payments made will be refunded in full.

Further liability of the host is excluded in such cases.

10) Termination of Agreement

The host has the right to terminate the agreement immediately if:

the total rental amount has not been paid before the start of the rental period;

the guest fails to check in on the day of arrival before midnight and does not

contact us (if you notify us, we will of course be flexible);

the guest does not comply with these terms and conditions or the house rules.

In the event of termination, the guest remains liable for the rental amount.

The host will make reasonable efforts to relet the property to minimize potential

losses.

11) Liability

Guests are fully responsible for any damage to the property or its contents

caused by themselves or their companions during their stay.

Any damage must be reported immediately and fully compensated.

The owner/manager of Ruigeweg 55a H16 reserves the right to ask guests to

vacate the property immediately in case of destruction, misuse, or disturbance.

The owner is not liable for accidents or injuries occurring in or around the

property.House rules

To ensure a pleasant, safe, and peaceful stay for all guests, we kindly ask you to observe

the following house rules:

1. Quiet hours (10:00 PM – 8:00 AM)

Noise disturbances, including loud music or sounds inside or outside, are not

permitted during these hours. Violation may result in immediate termination of

the rental agreement without refund.

2. Use by registered guests only

The house may only be used by the persons listed in the booking, including

babies and children. Additional guests or visitors are not allowed.

3. Recreational use only

The property is intended solely for recreational purposes.

Parties, gatherings, or commercial activities are not permitted.

4. Parking

Parking is only allowed in the designated parking space marked with number 16.

5. Pets

6. Smoking

Smoking is not permitted inside the house.

7. Use of the sauna

When using the sauna, please always sit on a towel for hygiene reasons.

8. Windows and doors

During rain or strong wind, please keep all windows and doors closed to prevent

drafts or damage.9. Final cleaning & departure

Before departure, please leave the house tidy and in good condition:

o Do the dishes

o Remove all rubbish and dispose of it in the containers located about 75

meters from the house

o Do not leave any food or waste behind

o Remove the bed linen from the beds

o Set the heating to 17 degrees

o Close and lock all windows and doors

o Hang the keys back on the key rack in the hallway

o To lock the front door, press the left arrow on the keypad next to the door
